INTERIOR DESIGN SERVICES

Our interior design services are for residential, multi-family, commercial, and hospitality projects.

WELCOMING

A Welcome Package will be given to you along with a Client Questionnaire. Once complete the Questionnaire, we will schedule a meeting in person/online to go over your design intent (goal), preferences, timeline and budget. In this first meeting, we want to make sure we are a good fit in order to provide the best service to you. There will be a non-refundable consultation fee in order to move forward to the Project Initial Consultation.

PROJECT INITIAL CONSULTATION

Designer will identify project requirements, define scope of work, create a Look & Feel concept package, develop timeline and Design Agreement. Client signature on Design Agreement is required before continuing to Schematic Design phase. Once Design Agreement is signed, the Initial Consultation fee will be credited into the Design Fee (8 hours).

SCHEMATIC DESIGN

Based on the preferences and comments from the Initial Consultation, designer is to create a more refined schematic design package and a preliminary space plan. Designer to present final schematic design presentation for client's review, adjustment (as maybe required) and signature/written approval before continuing to the next phase.

DESIGN DEVELOPMENT

Based on approved schematic design, designer further develop all aspects of the design: interior architectural elements, millwork development, final colors, finishes, and materials, final furniture, fixture, and equipment. Designer to present final design presentation for client's review, adjustment (as maybe required) and signature/written approval before continuing to the next phase.

CONSTRUCTION DOCUMENTS

Based on approved design, designer to prepare basic construction documents, which may include: Door & Hardware Schedule, Demolition Plan, Construction Plan, Reflected Ceiling Plan, Power and Communication Plan, Finish Plan, Elevations, Furniture Plan, and Interior Architectural Specifications. Designer will coordinate with your project consultants such as architects, engineers and general contractors. Designer to submit final construction documents for client's review and final approval. Signature is required upon client approval before continuing to the next phase.

FURNITURE, FIXTURES & EQUIPMENT SPECIFICATIONS

Based on approved design, designer to produce final furniture, fixtures & equipment specifications for purchasing. Client's signature & payment are required for purchasing. For commercial projects, designer can also provide specifications to work with your furniture dealers.

CONSTRUCTION ADMINISTRATION

Designer will review contractor prepared schedule, samples, and submittals. Designer will coordinate with project consultants when necessary. Designer shall attend periodic job site meetings and field inspections to observe the quality of work at the site to determine if they are in conformance with Designer's Construction Documents and design intent.

COMPLETION

At the time construction is substantially complete, designer will prepare and issue a punch list of items needing correction or modification by the general contractor. Designer also oversees furniture installation. Designer will prepare Completion Documents: Final Plans, and Furniture, Finish & Equipment Specifications.
